this company spent like 10 minutes looking at my house, looked at my last appraisal and left. they used a sale from an old rental property to value my home. the appraisal from when we bought the house a year earlier was 37.000 more than what they appraised our house at. we put all new appliances in and a new sink and fixtures in our main bathroom. I called the owner and he was really vague and then very unhelpful. I asked him to re-evaluate the appraisal as properties in my area where going up not down.

Proffessional, non-intrusive, and very informative. I was very pleased that Eduardo really did his homework on the comps and I am pleased with the results. I would definitely recommend Noth Coast Appraisals for a fair and educated appraisal.

Appraiser did not note the kitchen improvements of glass and porcelain tiles. He disregarded the porch, Trex deck, gas fire pit, and spa improvements "due to the lack of market data supporting these amenities". He also did not include the addition of the retaining wall. The comparables used were not on our street nor did any of the properties have a water view at the top of the driveway, protected forest behind the house, privacy on 3 sides due to the landscaping,stone exterior nor the proximity to a 200 acre park at the end of the street. Sunset Cove development is a very desirable location and the selling prices of homes on our street reflect that. The home at the end of the cul-de-sac is listed at 6 million. The home across the street from our home is valued at over 850,000. The 680 fee discourages homeowners' from beginning the process to remove PMI and being forced to accept the lender's appraiser, gives the appearance of collusion at worst, and a conflict of interest at best.
