I did not have a good experience with Arnold and Baldwin. After being all too happy to take my money, I then didn't hear anything from them. I had to chase to confirm they'd received the payment, I then also had to call to check that the survey had actually taken place because again I'd never heard anything. Once I received the report, they hadn't mentioned anything about the floor that i'd specifically asked them to check as there had been reports of a leak a couple of year prior. I viewed the property for a final time, the day before I was due to exchange. As before, the floor was still uneven, looking to be something under the floor. After lifting the carpet (which I wouldn't have expected the surveyor to do, but they should have noted the uneven floor) we discovered there was plywood placed over a damp and rotten floor, preventing someone's foot from going through. As this was noticed the first time viewing the property, I had specifically asked the surveyors to check it. I pulled out of the property because of the scale of the damp and rot, therefore losing over 2000 on solicitors fees and surveyors fees. They have yet again taken over 3 months to reply properly about this being missed, basically saying it wasn't their fault. They have provided a picture taken on the day of inspection, but the plywood would've had to have been there because their foot would've gone through the rotten floor, therefore the floor would've still been visibly uneven that they chose to ignore. - So all in all, an absolute waste of money and time and left a bad taste for buying my first property in future.

This was my first engagement with Arnold & Baldwin and I cannot praise them enough. Everything went seamlessly from the first quote to the final report. The team was helpful and responsive - I never had to wait to speak with someone. I would like to take the opportunity to thank Ben Browne, who carried out the survey. He did an excellent job and was paying great attention to details. I had the opportunity to speak with him onsite and he was extremely patient and explained to me with plain language the condition of the property. The report also came back really fast and was easy to understand. Ben was also very good to pick up my follow up queries - we spent a lot of time over the phone.
