I would NOT recommend BAS / Austin Appraisers to do any real estate appraisals. They claim 30 plus years of experience but must have incompetent staff. Paid 450 dollar fee for a worthless appraisal only to find their report was full of flaws and properties the appraiser used as comparables were well over 5 miles away when more realistic like-kind properties were less the 1 mile away. Their cost-approach market value report was 430K. This value for a custom home sitting on 1.6 acres less than 10 min from downtown Austin! When I called them about it every excuse in the book was given. I eventually had to hire a more competent appraiser for another 450 fee who used the right comps and I sold the property a month later for 529K! Imagine the difference between 430K vs. 529K! Again, be aware and do your due diligence when hiring an appraiser. Just because they hold a license does not necessary equate to being competent!
