Very out of touch with market rates and conditions. The Appraiser was in and out of my house in 10 minutes and seemed in a hurry to just collect his fee and move on. I had to provide a previous survey so he didn't have to measure anything, and he simply took a picture of each room and ran out the door. The appraisal was so poorly done that it did not even show a brand new central AC unit and high efficiency furnace put in a month ago! Their appraisal came in 40,000 less than the second appraiser I used ( and pay for). Appraisal Associates of WNY did not even use a house, 6 house from mine, as a comparative property which sold 2 months prior! The comparative properties were not even in my neighborhood! I found them to be lazy and arrogant and suggest you go elsewhere for an accurate property appraisal.
Unfortunately, this appraiser, knowing the use of funds being secured from Quicken Loans were to be used for major reconstruction of this small home, indicate the trim needed paint. Knowing very well this trim was to be physically removed and reconstructed in the process. Obviously it now became a necessary action to paint this trim , even though it was to be replaced, PRIOR to closing the loan process. In addition , I provided this appraiser with Cad Drawings of ALL structures, room sizes etc., which eliminated him from taking any measurements of any structure. In addition, I conveyed to him a recent appraisal that was very thorough to him. He graciously accepted this full copy. He spent 43 minutes physically on the property and all he did was take a few pictures. Because of this I CANCELED my efforts with Quicken Loans solely on his LACK OF DISCRETION on this issue. I have found him overly disconcerting in how he would not make a notable adjustment on the appraisal. I’ve now having to pay roughly 500 for a pure waste of my time, Quicken Loans time and the effort we put into it. His 43 minutes on site was definitely over payment. For the record, prior appraisers were very cooperative and used PRACTICAL and COMMON SENSE of their appraisal efforts. He did not. Sad !
Scum bags took 2 payments for a service. Won’t give information if they received it or not. Telling us to call our bank when we know that they were paid twice. Total dirt ball business. Avoid. Avoid. Avoid.
My experience with Appraisal Associates of WNY, and in particular, with Kathleen Stehlin, could not have been worse. DO NOT USE THIS FIRM. They are a bottom feeder and only get business from the bank’s because they are the lowest cost provider. They are not reputable. They do not have a legitimate website. They are based in Williamsville and do not know the market in the Southtowns, especially East Aurora. They used comps that were over 4 miles away from my property in a different school district and a DIFFERENT TOWN. They also had critical facts about our property blatantly incorrect including square footage and number of rooms. When I presented these inaccuracies and more accurate and recent comps they dismissed them and refused to move the appraised value. They are not reasonable. Further, per the Uniform Standards of Professional Appraisers, the appraisal firm should not be located more than 20 miles from the subject property (for obvious reasons). This firm was located 22 miles from my property and therefore should’ve never been allowed to bid on the appraisal work. I have since filed a complaint with NYS Dept. of Licenses as well as with my bank to make them aware of the unprofessional and misleading work being done by this firm and this appraiser.
