Charlie was the only guy in Buffalo willing to tackle my floors in a 100 year old house at a price point that wasn’t outrageous. He was on time, concise and kept you in the loop on progress. Keeping him in mind for my next job and will definitely recommend to friends/family.

I can highly recommend \Floor It - Hardwood Floors\, the owner, Charlie saved me! I was very lucky and found this Company at the last minute when I Googled for a hardwood floor refinishing / restoration company. My brief story... I had new tenants scheduled to move in, in three days and I was in panic mode. My own previous attempt at refinishing was a disaster and waste of time. Luckily, Charlie had a cancellation and was able to begin work the next day. Friday morning with the removal of stain from my previous attempt at sanding and restaining the hardwood floor in the living room and dining room. ( 330 total sq. ft.) The same day he applied the stain. Since this was a rental property he advised me not to go any darker than Varathane Classic, \English Chestnut\. On Saturday he applied two coats of an oil based polyurethane and on Sunday morning the third and final coat of polyurethane. After the application of the first and second coats of polyurethane, the entire floor had to be sanded a final time. Then on Sunday evening my new tenants were able to walk on the floor. I was more than pleased and thought his price was very reasonable at 1,500. Refinishing a hardwood floor is a VERY time-consuming and a multi-step process and not for the do-it-yourselfer or inexperienced. Like any trade it requires a certain skill set. I will never attempt it again because even though I rented the appropriate sanding equipment from Home Depot and followed all of the directions, my own attempt turned out very blotchy and amateurish. I would describe myself as a fussy landlord and do not allow pets in my properties. I own eight, very nice, single-family rental homes in Amherst and will use, \Floor It - Hardwood Floors\ on any future hardwood floor refinishing project. I had Charlie out to refinish our stairs and hardwood floors in our dining room and office. He was professional, courteous, and competitively priced. Additionally, I was more than comfortable having him at my house even when no one was home which was a big plus. Like anything in life, having the proper expectations before a job is done is imperative to one's happiness at the end result. My floors and stairs were as old as the house (50 years), have never been touched, were heavily worn is some areas, had paint stains, and due to a wall being taken out were missing flooring altogether in spots. And yes, I am aware a hardwood plank is only so thick and that you cannot sand down to nothing. Moreover, there were a number of pet urine stains that originated from the previous owners, including some ones that were pretty deep and large. Naturally, if I wanted absolutely perfect floors, I would have had to rip these out and put new ones in, but that would have been much more time consuming and costly. Having my floors and stairs redone by Charlie was a great alternative. The end result certainly exceeded my expectation and with a price I could live with. For the most part the stairs and floor look brand new and you can't even tell where Charlie had to put some new planks in where the planks were missing. While some urine stains can still be seen, Charlie did a nice job trying to blend them is with the stain. Moreover, as bonus some of the urine stains did come out during the sanding process, which I didn't expect. Overall, I would recommend Charlie to anyone who is looking for fair pricing and a professional.

Charlie has done work for us twice. Both times we have been impressed with his expertise, hard work ethic, politeness and punctuality. Most recently he refinished a bedroom floor that has been let go for 30 years. It now looks beautiful. Charlie also refinished the dining room floor In our 90 yr old Home. He did an amazing job!
