I have lived here for almost 4 years. Everything has been great until this semester. We do not have hot water from 7:00pm to next morning anymore. If you like to take icy water shower at night, congrats! And I believe the maintenance group has already done their best. The whole water heating system needs to be examined. I really hope they can fix this issue ASAP and bring hot water back to our lives.

My computer is showing that it is right now 24:00. But I am still waiting for the hot water for the shower before a wonderful sleep. This situation has happened many times and no one knows when we can take a shower anytime we want.

Planning to live at Burnham next Fall ('21). Denzel, the Leasing Manager, was extremely informative on the tour and answered every question I threw at him through phone and email. The layout of units, the utilities offered, and the on-site amenities seem great, and my roommate and I are eager to move in next year.

This apartment is inconsistent in their rental rates, tends to make promises in vain, and isn’t transparent with hidden fees. For example, they will send you the so-called “lowest-rate” renewal offer that entices early birds to extend the rental contract, and only later to further lower the rates and again call it the “lowest rates”. Totally unfair for people like me who was doped by their lowballing techniques and are now stuck with a higher rate than people who sign on the contract later than me. Do not even try to ask for an explanation; they will feed you with absurd reasons that play with the words. Also beware of their shady marketing tactics. If you are planning to sign a new lease with them, you might end up a different rate as your roommate living under the same household. They will entice you with a seemingly large sign-up bonus but offset that by lifting your base rental rates. Know what? You don’t get a cheaper rate. You are now a bag-holder. Oh ya, if you think winter in Champaign-Urbana isn’t cold enough, have a chance with them because you will likely end up with temperamental hot water system.

While I've had some issues with residents not wearing masks and littering, it's been a very pleasant overall experience. There hasn't been much opportunity up meet people, but when covid gets under control, I would love to be more active in this community.
