***Current resident. Dont let the negative views scare you away!!*** Over the past 2 years The Orchards have made massive improvements. Upon move in our unit had new carpet and a new microwave. Yes they are old buildings, yes sound travels through walls, but what can you expect from apartment style living? These are affordable, decent units. For 1175 I get 760 sq ft, 2 pets, and this view. Can I complain? Absolutely. But I wont because dorm living in college was much worse. The pool is nice during the summer. The spa sometimes works. Management tries their best and are kind to you if youre kind to them. If you come here expecting perfection and demanding things, expect to leave your own one star review. But keep in mind you really set yourself up to fail. This is a great place to live and super convenient for the price these days. Evelyn is really the best. Everything Ive asked for has gotten done. Can pay rent up to 5 days after the 1st of the month with no fee. In short, a surprisingly affordable complex with ample off street parking. CCSP right across the street. Dog community. Move on in!!!

Absolutely horrible experience. Living there was an okay experience so wasn't sure why they have such bad reviews. It's the move out where they scam you and make up excessive move out charges. Lived there for 2 years and got charged 2,359.81 on move out. Because they wanted to replace the carpet. There was no damage to the carpet or the apartment. Save yourself the grief and financial chaos and find another place to rent. Regret ever signing a lease here.

Having the Fire alarm constantly going off is completely unacceptable, not to mention a complete waste of time for our First Responders. I am not sure if they understand that if First Responders are constantly coming to this location for poorly/faulty equipment they are being pulled away from actual real emergencies. Not to mention that small children and family pets have no way to react according if there was in fact an actual fire, which is what really upsets me. Constantly having a wee one terrified that she is going to burn in a fire then having a senior fur baby having anxiety from the noise. This is a huge issue and I, for the life of me cannot understand why this is not being handled properly. Love most everything about this place but, bless y'alls hearts and get to work.

We were there for 2 years, and really enjoyed our apartment. We rarely ever heard the neighbors on either side or below us, so sound insulation was great! Parking was sometimes difficult, but we were always able to find a spot somewhere. Maintenance was alright; when the shower broke for the second time, they came out to fix it and then the water pressure was pretty bad afterwards but we just dealt with it. Overall, we had a great experience!
