Even though they knew it probably wouldn’t end up giving them business, they made sure to find the person who could answer my question and help me figure out what I needed. We had an inspection done by them in Dec 2019. First off, their inspector claimed our house was not HUD compliant which caused our lender (who chose Dunham and did not give us a choice) to ghost us one week before closing. We could not figure out why it wasn't HUD compliant because we had met all qualifications described in the rules. We could not get ahold of our lender or Dunham Engineering for an explanation. Our realtor suggested we expedite a new inspection by someone else costing us an extra 1000 and they found that we were HUD compliant. We had to switch lenders and push our close date back a month. To make matters worse, I received a THREATENING letter from them March 25, 2021 that they were taking me to court for "repeated request of funds" and "willfull failure to pay." I immediately replied and said this is only the second time I have heard anything about this, like I explained to the first lady who reached out in April 2020 that I actually had paid the 500 and y'all had refunded it to me saying it was a mistake and that they would charge the title company who would include it in closing costs. Whether they failed to inform the title company or the title company failed to include. it in costs..I still have no idea. BUT long story short, they are just NOW noticing that they not only made one mistake but possibly two in billing as well as incapable inspectors who don't know the laws, rules, or regulations that caused us a huge hassle and extra money. I WOULD NOT RECOMMEND THIS COMPANY TO ANYONE BUYING A HOUSE!
