We agreed an offer with sales agent verbally for a base price 550k for a beautiful inventory house in FRISCO TX. He asked me for 5k in cheque and said then only he will present the offer to his management and if they are okay he will send us contract to sign. After 3 business days he send me the contract with 550k and had us to sign it. (Even the realtor also signed the contract send by sales agent). Next day i applied for home loans with 3 different lending companies, but next day i got call from sales agent (Friday 7:00 PM) saying the management re-evaluate the house and wants another 14k more, but if i agree 7k more to the base price 550k, he said his manager will approve. And also told many new customers have interested in this house. We felt very bad and we are still not sure even if we agreed for 14k or 7k more, we don't know we will get this house or not. If they get more buyers ready to pay high price, then why they wasted my 2 weeks and have lenders/bank run my credit scores. Then i said i have to talk to Meritage corporate office regarding this process and also i said i will buy this house only with the base price mentioned on NON NEGOTIABLE CONTRACT send by sales agent. I got another call from sales agent on Saturday 03/31/2018 at 9.00 PM (night) saying the 5k cheque i gave to him on 03/26/18 was returned to my brother in law... is the sales agent supposed to do that way? Why he returned my cheque to my brother in law? So my personal request to all fellows, please STAY AWAY with Meritage homes and their sales agents. Please be careful and aware of these type of process played by them.

I bought a meritage home in December 2018 in Irving, TX(Villas of Las Colinas) like most of my neighbors we all ended up with draining issues. After 8 months, they attempted to re grade my yard a couple of times without the qualified tools or personnel and sometimes made my issue worse, they even dug a ditch and presented it as a solution(photo attached). I don't understand why they won't install drains. They also have done 2 topo's surveys but wont share the results with me even after begging them to share them. I've complained to the BBB and their response was my drainage issues is because I water my yard too much so that means "its not warranted" . Every time it rains or I turn on my sprinklers I have standing water that lasts a couple of days. This issue has resulted in my backyard/side yard as breeding grounds for mosquitoes, I’ve been paying pest control to spray my yard on a monthly basis to control the mosquitoes. I have a 6 year old boy and 3 year old girl who are too scared to play in our backyard because we have so much mosquitoes. This process has caused my whole family a lot of anxiety and a sense of helplessness. I’ve been in contact with Justin McKee, Chris Carmack, and Thomas Chapman from Meritage during this process. If they put my family and I in this position they will do this or worse to you. Please stay away.

Meritage homes has a very limited and small amount of heart and compassion for its clients. My wife and I (along with my three children) tried very diligently to opt for our home in Carrollton, Texas. Unfortunately, my wife's brother shockingly passed away at the early age of 31 overseas. My wife had to depart suddenly and had to de-enroll our children from their elementary school to support her parents and sisters and be their to do everything in her power to support during this devastating period of our lives. On my end, I stayed back to continue with making ends meet and try with my full effort to keep in communication with Meritage Homes and our lender to try to get everything approved for our new home. Unfortunately, we came up short and Meritage Homes is heartlessly holding back my family's hard earned 10,000 earnest money. We are an average family and they are a very large corporation. It's easy for Meritage to do this but why? My family and I aren't perfect but we did try despite our shortcomings. Why would Meritage Homes be so greedy and heartlessly and hold on so strictly to terms and conditions on the contract which were over by some days? This just goes to show the level of greed and corruption which Meritage Homes consists of. We had a steady experience at the start, but maybe this is how Meritage goes about keeping and sustaining relationships for the long run. I challenge Meritage to prove my family wrong and prove that Meritage Homes does indeed have heart for families such as ours. I have yet to be reimbursed, and I will never come back to buying a home with this company nor will I refer anyone ever. Nawaaz Ismail

This review should have been done a while ago. I purchased a home from Meritage in 2014, it's 2017 currently. As an offer if I went through MTH Mortgage they would pay most of my closing cost. So I did. The whole process was awful. I don't know if he is still employed at MTH but there is a man named Scott Sanders and he is a lying weasel. He will connive you into believing you will get the best mortgage rate. I have excellent credit, 800 and back in 2014 he got me a "great" rate at 4.325. I found a few other outside quotes for 4.0-4.1 and brought this to his attention. He said he could do the same, sounds great right? On the day of closing I'm signing all my papers and guess what I see? Multiple mortgage points tacked onto my closing cost which I was not expecting. He was BS'ing me about my 'new' Int Rate while not disclosing the new rate was going to cost me a few extra thousand at closing. So there I am, signing documents with the wife and realtor beside me waiting to get into our new home, what am I to do? I had to eat the cost and go on with it. At that point it was too late to go somewhere else. I would never ever ever ever go through this mortgage company again. Besides, they sell your mortgage to another bank as soon as they can. I hope since 2014 they got rid of this deceitful person with people who are more honest and trustworthy.
