We bought our house about a year ago, and our realtor suggested Scott inspect, after another inspector fell through. I was wary of taking her suggestion, and should have taken my feelings more seriously. Scott missed a large amount of pretty significant problems, only highlighting some surface level and minor issues with the house. Once he was at the house he, he did not get on the roof (though his website says he does that) and we have recently discovered some thousand of work to be done up there as well. He also claimed he could not see how the house is insulated, missing a door in the closet which gives access to the attic area. Definitely offers the most high-tech report you can find in Sydney, nicely formatted with pictures, but beware of the bells and whistles.

I don't want to start something here... but warning! We have been very lucky that another buyer was waiting to buy our house. On the report he was saying that the windows were not egress, but obviously he doesn't know the building code, that requires 3.77 sq ft (542 sq in ns code) of opening, no dimensions H or V less than 15 in and not be higher than 1.5m above the floor. So the size of those windows were very good. He also said that the oil tank (2.36 mm thick, steel, indoor with oil line at the bottom) will need to be replace next year but this tank is good until 2031. Moreover I sent him a few polite messages to be able to talk with him but he never reply. A week after the next buyer had the house inspected by another inspector and all is fine! So now that you are aware you can do whatever you want with my info! Dany
