Please do not live here. Cullen Oaks takes advantage of students and is extremely overpriced. Even during the COVID-19 pandemic they are still making students pay their full lease. Most students have all their classes online and will not even be on campus. Some students and their families are still struggling financially. Regardless, Cullen Oaks does not seem to care. Please do not waste your money and do yourself a favor and look somewhere else.

The proximity to campus is where the value comes in here. If you are willing to live a block or two further away, you can find much better accommodation for a better price. My carpets were a disaster and I couldn't remove the smell. Cullen Oaks never responded to this complaint. I covered the odor with carpet deodorizer until I moved out. My refrigerator made strange noises that bothered me at night but thankfully Cullen Oaks assured me it was normal. You are not allowed to pick your room prior to signing a lease agreement (which is binding regardless of satisfaction thereafter). You may only choose your unit type and hope for the best. Finally, I was locked into an additional semester contract even though I hadn't signed anything. It turned out that my mother mistakenly signed an electronic form sent to her via an email that was soliciting renewals. She was merely a guarantor, which they require without exception, and should not have been able to lock me into a contact without my consent. I ended having to pay a contact termination fee for a contact I never signed! But rest assured, a Cullen Oaks representative said they were sorry. The positives: Basketball court; Proximity to campus
I simply contacted them through email asking about their response to the Covid situation only to be met with several replies attempt to dodge my initial question. Unfortunately UH has a problem with student housing that they won't confront. The fact each and every review gets a copy and paste response from the complex should say enough about how little they really care. Same goes for every apartment near UH. Same reviews, with the same identical reply.
Terrible place to live. Save yourself a semester or year of misery. They will milk you for all the money you have; water and wifi CONSTANTLY go out, most of the time with no explanation. Last sem for a straight week the fire alarms were going off multiple times a day, every day. They blame everything on “construction”, in reality just very poor management.
READ THIS AND FIND SOMEWHERE ELSE TO LIVE. Living at Cullen Oaks felt like I was getting scammed. Not only was it overpriced for the subpar quality (lumpy mattresses, peeling floors, broken glass that was never addressed despite multiple maintenance requests), but the worse part about Cullen Oaks was the management--even after I've moved out. They charged me 40 for that scratch on the wall (see picture). When I submitted a written dispute, management insisted that the cost was ALREADY reduced from an 80 charge. Additionally, there was a 50 charge for an unclean oven. Management can't justify that exorbitant cost either. Save yourself the money from living here because they will milk you for everything they can.
