If I could give this company 0 stars I would. Absolutely unprofessional in every aspect. Two days after a major snowstorm and the plow still hadn’t come (snow removal is provided per the lease). After sending multiple texts and a phone call, and making my concerns known, I was asked by Patricia Davis herself, “Well don’t you have a snow shovel?” A few weeks later, more snow, and this time we got a text saying that the plow would come between 6:30 and 7:30. We asked if the overflow parking lots would be plowed, so that we could move our cars. The text in response was “They made one pass through earlier and will be clearing everything this evening.” Which was a lie. We moved our cars to the overflow lot.The plow shows up (at 6pm) and throws a little salt and then proceeds to take pictures of my girlfriend and I’s cars to send to Davis and claiming we didn’t move and he couldn’t plow. This company is all about the dollar and not about their tenants at all. DO NOT RENT FROM DAVIS.

Quite possibly the worst real estate company! Terrible at responding to any problems but will be right up your a** about you owing them money! If you are a student they will take advantage of you and make sure they “use your security deposit for damages that were assessed” a.k.a they will find the most nit-picky issue and charge you hundreds for it. Recently my girlfriend who rents from them had been snowed in for 2 days straight because they still have yet to send a plow truck, after calling/texting them multiple times a day. So we had to shovel a path in case of emergency! DO NOT RENT FROM DAVIS!

So this is my first year renting with them and honestly they are terrible at responding to maintenance needs. The big snow storm we just had YESTERDAY our driveway is still not plowed, over 24 almost 48 hours after snow fall, and I had to shovel half of it for 3 hours just so my roommate could finally bring her car home from sitting at work. We have places to go and jobs to be at. I’ve heard from the last tenants that live in my house now that we shouldn’t even be surprised if we don’t get our security deposit back because they will find something to use it for or just use it for something they hadn’t fixed before whether it needs done or not. :) Thanks Davis but I will not be renting through you again. Also, you really need to fix your driveway, moldy ceilings, rodent problems, etc, but that’s okay I’m a broke college student you can use my money

Very Disappointed in this place! Rented with them for 2 years for school and both years were terrible! Watch your security deposit they will take that almost away from you. My first year ended renting with them and cleaned that place spotless, and everything they asked for in the lease. Still got charged for a cleaning fee! Some minor stuff that was reported at the beginning of the lease term that needed to be fixed from the previous tenant before me, i got charged with. My second year we couldn't move in right away but was understandable and not a problem because they needed to repaint the apartment. Moved in and there was no sign of fresh paint and cobb webs on the roof. My lease just ended and here I am getting ripped off from my security deposit because they once again needed to paint which I do not believe for one second! A window screen needed replaced but should have been from the previous tenant (was reported). So if you are reading this, be aware of Davis. They are liars and charge you with every fee imaginable. Go with a different landlord, trust me.

DO NOT apply here if you have any kind of credit issue, even a tiny one from light years ago that you didn’t know was on there and still have a good score, and DO NOT listen to (receptionist name withheld) when she says, “We don’t look at those things, we just need to see that you have the money.” B.S. Patty will take your application fee and run. Shady business work right there. I’m starting to see why over half of Clinton County speaks negatively of this place.
