Utterly incompetent and unprofessional Hausverwaltung. A number of unresolved grievances from being their tenant for only a year and a half (my rental contract was passed between 2 other Hausverwaltungen over the course of three years -- which reflects the notorious practice of closing up shop after litigation and opening under a new name). Multiple headaches from erroneous bookkeeping (my account's balance sheet did not match my bills and bank transfers) and on the part of the account representative: complete incompetence and perhaps purposefully slow to respond to emails for clarification. Twelve months after moving out, I still have yet to receive my security deposit in full in spite of paying off all Nebenkosten (same trick that happened to staden484 below). Repair requests through the agency were filled by mediocre technicians who refused to fix a window leaking rainwater and made a mess of the caulking. Upon move-out, they purposefully slowed down the process by not giving me the full details to list the apartment early and rejected 5 groups of prospective tenants I found with dual incomes. The rental market in Dusseldorf is unfortunately in favour of the property owner but it doesn't mean that a company like ZBVV should exploit the opportunity to not return a Kaution in full, or to treat its tenants to scheming tricks. Tip: Get a membership with your local Mieter-Verein, you're going to need it when things get out of hand. Secondly, stay on top of your numbers and don't let them get away with pocketing unpaid dues, no matter how small they are.
