I sat down with Ben Just to discuss insurance needs during a home refinance earlier this year. He directed me to check my personal loss assessment liability with my condo association. It turned out that my basic HOI only covered 10k in loss assessment, but in the event of significant wind or hail damage, my HOA could levy up to 35k against my unit, leaving me vulnerable to up to 25k in personal liability. Several months later, my condo association was hit with a major hailstorm requiring roof and gutter replacement in addition to other repairs, and I was hit with a 5 figure invoice. Ben Just saved me from owing several thousand dollars out of pocket with a trivial increase in annual insurance dues.
