Cruden Homes - what can I say, we bought a new apartment their Woodcroft Development, a leak from above (when raining) has been reported over a year ago and they have not had responded to any emails or sought to resolve. I would never purchase a property where they were involved in the construction; sets your sites very low if you expect a professional aftersales service. If they would like to get in touch they have my details.

I purchased my main door flat from Cruden Homes and I must be honest I can’t recommend them enough. The process from start to finish was seamless. As I am a first time buyer I felt really nervous buying my first home off plan without seeing it. I had 6 months from reserving it until it was complete so it gave me more time to save for furnishings etc. The apartment exceeded my expectations in every way and I have not had much contact with customer care as there has been nothing much to report but when I did contact them about one minor issue they sorted it quickly. I will most certainly look to buy from Cruden again in the future when its time to get myself a house.

This is an honest review of our experience with Cruden. We initially purchased our property in June of 2018 and moved in April 2019. One thing I would say is do not expect them to update you of your property development process. Unlike other developers they don’t update you and let you know what’s happening on the inside in terms of plastering, kitchen fitting or tiling etc. However they will keep in touch to double check your choices and if there have been any issues along the way. We were always informed if there were going to be delays or issues and things were resolved before we got the keys. Our property was amazing, there was a few snags but they were sorted quickly and without a problem. The customer service side of things (despite other reviews say it was bad) we couldn’t have been happier with how things were handled. The Cruden team were always happy to help and if needed they contacted the site manager. We actually ended up getting his details for future problems if we ever need anything done instead of calling the office. All in all I’ve been happy with the experience we have had as first time buyers, there may have been a few bumps along the way but nothing has ever been too much trouble for Cruden and their team.

Beware of this company. We were told by their sales agent that our factoring fee would reduce once further new homes were sold in new phases of the development. This sounded reasonable to us. However, our factor fees have now gone up in the region of 400%! We, as a community, have attempted to engage at a number of levels with Cruden, from their complaints managers to the managing director. Communication coming back from them is non-existent. We were also told by the sales agent that the local park would be renovated by Cruden on behalf of the City Council. It turns out Cruden had bought the park and we were now to pay to maintain this even though it has to remain open to the public. There was never any mention of this from their sales agent. Once you are beyond your 2 year snagging period contacting Cruden and getting any communication back appears to be impossible. Lucky the situation Cruden have left us in, from the factors fees to removing fences from our park which opens kids to road traffic risks have brought our community together to the point we have engaged with the local council, factor company and the police. We have another meeting planned and it may be we progress to legal action and raising these issues through the press as Cruden appear to have no interest in engaging with us or answering our questions. As I opened, beware of this company. The houses may be ok (maybe) but you may find you will have more fundamental issues like we are dealing with further down the line. Unfortunately the option of zero stars doesnt exist as the inconvenience, expense and stress we have been and are still being subjected to would more than justify a zero star rating.
