Oh boy, where to start? How about: - My apartment was broken into by a guy who got into the basement and knocked out the drywall behind the fridge with a machete. He was able to get into the basement because maintenance had removed the lock from a padlock. Management's response to this traumatic experience was to nail a thin piece of plywood behind my fridge, and after repeated requests by me, install a hotel room style lock on my front door with a chain so long that it can easily be unlocked from the outside by reaching in. - Houses look beautiful but are poorly maintained. During my 3 month stay, I had a recurring leak from the upstairs shower (management's genius solution after the third time it happened was to install a new shower head upstairs that wouldn't spray so much water at the source of the leak), a massive leak in the bathroom after a 6-inch snowfall that got so bad the water pooled between the wall and the paint into huge bubbles that burst (pic is of heavy glass light fixture on saturated ceiling filled with nasty water--a very safe situation), and a laundry machine that started spewing water everywhere. They try to pass it off as \oh the buildings are very old\, but I've lived in 100 year old buildings in harsher climates with none of these issues. They skimp on maintenance and it shows. - Coworker in another of their *newly renovated* properties had a roof leak that took 6 weeks to fix. - Incredibly energy inefficient. NYSEG bill for a 1 bedroom apartment ran me 250/ month in winter with the thermostat at 62F. - Management is genial until you dare complain about a maintenance issue; then they treat you like gum on their shoe. For the love of whatever deity you worship, avoid Capriotti.

-Highly discreet. -Willing to please. SO easy to work with. -Allow dogs to visit their properties. -Such beautiful work done on their properties. -ALL freshly painted in between tenants. -Promised property to be spic & span on move in day. -Allowing us to have our brand new washer & dryer installed & have their's removed without any problem whatsoever. -So kind & installing NEW AC units we purchased @ no cost & allowing us to leave them there upon our moving out. -Willing to put on extra locks up high so younger children cannot get out if they wake while we're in the shower or sleeping. -Super happy they can take debit card over-the-phone, making paying rent a breeze! -SOOOOO happy they were referred by another property. Made our move from Florida a breeze... THANK YOU SO VERY MUCH!!!!!!

This is the reality. Jim takes decrepid houses in terrible neighborhoods and fixes them up. I give him credit cosmetically he does good work. The places look beautiful on the inside at first site. But they are still crawling with rodents, bugs and insects. I stayed at a place for about 3 years and watched 6 different people leave because of bugs and rodents. Now the locations. Man these are in some terrible areas. I watched people attack each other from my upstairs apartment on the streets. I got fed up when some of the neighbors started harassing me and my 7 year old daughter. Jim wouldn't let us change into a different location even though he has dozens of properties so he just forced us out. I served and helped people in other countries and this guy can't even try to help keep his community or even renters safe.

RUN RUN RUN This Guy is a crook. He is giving people apartments knowing that they are contaminated with bed bugs, Begging for an exterminator, he will never provide one for you, he will never call you back when something is broken, he will run you around in circles. I left an apartment he manages and was disgusted with the fact that it was crawling with bed bugs, he is now letting another person move into that SAME place knowing that he never got an exterminator and the bugs are still there. Never work with this man, he may be rich and his wife may be lovely but if you are a young person looking for a place to call home, this guy will make you feel like an idiot and not care about you at all. He may act nice to the other wealthy constituents of the area but for the average joe, he will treat you so inhumanely you are left suffering from the incompetent ownership he has over these apartments. NO NO NO
