Great value for money in a rather expensive neighborhood. Very nice old building, staff is friendly too! Also, they offered us a Tuktuk to tangalle for a very fair price (3500 rps) with a really friendly driver. We had a shared bathroom which was very clean, so no need for an own bathroom if you travel on a budget.
Interior doors 170 high so if you're taller you bump your head everywhere. 6:30 in the morning music school starts lessons next door. Breakfast pretty small. Although it was clean, bed was comfy and service nice.
Loved the place. Nice comfy rooms. Excellent location. Good breakfast. Helpful and courteous staff. It's really wise to stay inside the Fort. And I would definitely recommend staying at the New Old Dutch House. It's a Dutch Villa that's being used as a hotel/ guesthouse. You can walk around and visit all the spots of the Fort from here. No bike, no tuk tuk, no cab needed. The lanes have bful cafes and you can enjoy some continental food along with flavorful tea.
Absolute joke of a hotel. Staff are rude and do not honour their commitment. Hotel is old. do not stay here. There are many other nicer hotels around.

Absolutely amazing location. The ambiance of the rooms which are all suites are fantabulous. The service levels and the quality of the staff from the security personal right upto the AGM was an undying experience. It was certainly and undoubtedly the best experience at a hotel in Sri Lanka. So very accomodative and friendly staff made our stay ever so enthralling we will definitely go back there again possibly this year again.
Dirty and unfriendly. When we arrived at the hotel, our room wasn’t ready yet and the hotel manager said they will clean the room. When we went in the room once ready, the sheets were still dirty! They didn’t change the sheets and pillow case !!! I can’t believe a hotel could reuse the sheet on a new client!!!! Also Totally agree on the opinions about unfriendly manager. We arranged a car for 0900hrs. but the car was there with almost 2 hrs delay only! We complained and they started to insult us heavily Same applies to laundry. Delivery time was postponed 4 times to next day. Their behavior is completely different toward clients from online platforms because we can’t complain and claim refund through a different system as we didn’t book there.
