Aris was punctual and professional. He was polite and did a very thorough appraisal. We had a lot of upgrades done to our home and he made sure he accounted for all of them.

I would steer far away from Aris A. Abakuks!! He has no idea idea what he is doing to say the very least! Aris valued our home 36,000 less than previously appraised (27days prior appraisal). The errors he made were...lets just say unintelligent! When the lendor himself has requested a immediate dispute that says a lot! Aris A Abakuks had MANY errors but the worst part was him utilizing houses that were in no comparison and when brought to his attention hoping he will diligently correct his errors he denied! His work is lazy and unintelligent! Lendor and vendor has requested to not further any business with him. I couldn’t agree more! Next time Aris maybe you should accept some advice... We all make mistakes and our knowledge may not be up to part but when discrepancies are brought to you make an attempt to correct it, at the very least introduce your argument!
I sell real estate in the east valley and I have never had a more inaccurate and horrible appraisal as I got from this company. Two other appraisals had been done on this property within the last 6 months and due to circumstances, fha wanted a second appraisal. Abakuks was the 2nd appraisal for the loan and they came in 70 thousand dollars lower than the previous appraisals!!! They adjusted for a pool, when the home they were comparing it to had no pool. Several other huge mistakes were found and some of the properties were not good comparables to begin with. I would give the no stars if possible and will make sure they don't appraise anything I am associated with again. The lender has also taken them off of their list
