This guy was the biggest loser from the first moment! He held up the sale of our house for no apparent reason at all. He showed up more than an hour early to do the appraisal and acted like I was putting him out when I told him I would be more comfortable with him coming in if I could get dressed first (I was in the shower when he showed up WAY early!!) His words were, "I'm a few minutes early" 60 minutes is not a few minutes early!!!

I must agree with the other 1-star reviews. MAS Appraisal Services is MICHAEL SPENCER. His appraisal was so far off compared to all previous appraisals and market analyses, as well as other houses on the street built in the same year by the same builder. Apparently there were no recent comps available, and he completely botched our appraisal. He came in, took pictures, and was done in 10 minutes. Obviously completely inept. If you are reading this before working with Michael Spencer of MAS Appraisal Services, do whatever you can to get someone else.

Horrible customer service and horrible communication! As a Realtor, they were very hard to work with. Told me a one hour time frame which I ok'd with Seller then showed up 1 hour earlier with no apoligies. ZERO communication and when I tried calling them ALL DAY all I got was a busy signal. If you get them you need to stay on top of your lender. And hopefully your lender is decent and on top of things. Perfect storm of incompetence.

This guy has ZERO IDEA what he is doing. Appraised my house for 195k in May of 2017. I had it appraised in Feb of 2016 for 195k. He gave me 0 for granite, 0 for culdesac, 4000 for my 10,000 sq ft lot. Guy last year gave 10k for lot, 5k for granite, 2500 for cul-de-sac, and 2500 for green belt behind my fence. So I got 20k in lot premium / granite last year and 4k this year? Weird, if you add the 6-7% increase in value over the last 15 months it should have appraised for 210k easy. Funniest thing is that I had my house sold for 210k in 3 days but now I may have to tell the poor buyers that they might not have a home now.
