As a landlord i have seen a previous tenants review i can only give my point of view. There are time (as fellow landlord reading this will know) where repairs are reported that you feel the tenant should be addressing or you simply are under no obligation to fix( the grass is getting long am i sending round a gardener! that type off stuff). I've been in this situation several times. I i don't have direct contact with the tenants - that's the job i pay the letting company to do. I understand the grief that they receive from tenants when they don't get what they want. In turn i get it from the agent! During any tenancy the letting company have managed i have always been kept up to date when things happen. delayed rent, repairs or certificates needing completed. i then instruct them on what actions to take. David has been great over the last 3 years and has helped me purchase my last 2 flats. I will be purchasing more buy to lets in the future and will be giving then to the letting company to manage.
I have used The Letting Co to rent my property for around 5 years now and cannot recommend them enough. During this time I have had 3 different tenants, 2 have been excellent and stayed for years with no issues. However the only slight problem I have had was one bad tenant (Which was partially my fault as well). In the end this tenant had to be evicted but David was very helpful in keeping me up to date with progress and arranging the necessary court action etc to get them removed. However, I still cannot praise his professionalism and work ethic enough. He always sends updates and lets me know well in advance when I have work due to be completed (Gas certs etc). On this matter the contractors he uses are always very good, I have met some while getting some work done in between tenants and they too are always happy to help and answer any questions that I had. David has always provided honest advice and in my opinion the rents he changes and his fee's are very reasonable. I would happily recommend The Letting Co
I would not recommend using The Letting Co Grangemouth, never have I dealt with someone so unprofessional! David frequently misses appointments and when asked why, he is deliberately awkward. He didn’t bother to let me know he wasn’t going to be at the arranged time and made no apologies for not being there. Instead, he claimed he had made contact, but contact was made much later than the arranged appointments. David took months to get a new lease issued, even after this time the details were still incorrect and this was after a few iterations. Given that he is running a letting agency he should know that a lease is a very basic contract that a leasing agent is responsible for but he doesn’t seem to have the ability to get this right. David makes many mistakes but will not admit when he's in the wrong and uses aggression, intimidation and diversion to get himself out of any situation. When asked a direct question as to what has happened he will try to deflect blame away from himself and has a very intimidating manner when doing so. I have been in a situation where the 3 parties to the lease (i.e. myself the tenant, David the leasing agent, and the property owner) have been in a meeting regarding the lease and watched him switch between aggression - towards me - and politeness – towards the property owner - whilst in the same conversation! He clearly has had plenty of practice in manipulating things until he gets what he wants.
I have been renting for letting co for a year and half and l must say as a letting agent they are great very understanding one of not many who understands peoples situations change and l would definetly recommend to anyone
