Customer Field Services We undertake home visits on behalf of secured and unsecured lenders, with a view to helping their customers rebuild a relationship and reach an affordable and sustainable agreement. The benefits to customers of a home visit are: •One to one counselling with an experienced professional •A full affordability assessment to explore income & expenditure •Rebuilding the relationship with the lender •Identifying special circumstances including vulnerability Property Services We undertake a number of Property related Services, including: •Pre LPA Receivership visits – Visits to the property to interview tenants, and neighbours if necessary, to establish residency and details of tenancy, or if empty/abandoned. •Post LPA Receivership visits – Visits to the property to interview tenants to establish residency and confirm that they have received appropriate documentation from the appointed Receiver and understand the effect of the appointment. Confirm details for the payment of rent •Tenant check-ins – Meet new tenant at the property hand over keys, complete inventory form, arrange for signing of Agreement and collect deposit •Tenancy Termination – Attending the property with a tenant, or bailiff if an eviction, to undertake an inspection. Obtain the keys and return them to the Receiver or nominated agent •Pre eviction visits – One visit, 7 day turn around, to establish if tenant still in occupation and details of property etc •Supervised visits – Supervise visits by previous tenants or others visiting with authority to ensure correct conduct •Occupancy checks – property visits, especially where Possession Proceedings have been instigated •Access Enquiry – Establish options for entry/access, prior to a bailiff’s appointment where difficulties are anticipated. •Property Inspections – Either periodic tenanted property inspections or empty properties usually for insurance purposes •Mystery Shopper visits – visits to Estate Agents and properties, assessing the performance of Agents in the marketing of properties in possession We undertake other professional services •Voluntary Sale schemes – Assistance with introducing and monitoring Voluntary Sale Schemes •Process serving – including Statutory Demands, N39 orders, bankruptcy petitions, Court Orders, Letters to tenants, Orders for Questioning, Committal Orders and Orders for Production of Means. •Trustee in Bankruptcy activity •Document collection – Collection, Completion and Verification of documents often related to the insolvency industry e.g. Statement of Assets and Liabilities/ Income and Expenditure •Pre and post mortgage/loan completion service – visits to prospective / new borrowers to verify id, confirm eligibility and explain how the mortgage / loan will work, the terms and conditions and collection of 1st payment or direct debit if required. •Fraud investigation – visits to solicitors offices to collect mortgage / completion files •Buy to Let visits – specialised visits to property owners to discuss their property portfolio and / or visits to the tenanted properties to obtain tenancy and rent details. •Bespoke one off visits – our field force can represent clients nationwide, with one off visits to resolve difficult or sensitive cases •Complaint Resolution – assist lenders by offering a face to face resolution service If you require the services of a highly respected and trusted team, with a track record of quality and delivery please call Laurence Venn or Steve Worrell on 0844 5734434.
