I was to see a property with my 3 years old daughter. It was December cold outside, and after 30 minutes waiting outside the agent call to rebook because she didn't have the keys from the property. Very unprofessional and disrespectful.

The friendly, knowledgeable and hard-working people at APS look after two properties for me in Essex. As an expat living abroad I am not able to manage them myself. The team at APS (an independent agency!) take the time to place the right tenant rather than it being simply a commission numbers game. No hidden fees and they always pick up the phone or call you back. No high turn over of staff either unlike some of the high street big name agencies. A nice agency to do business with and I wouldn't hesitate to recommend.

The team at APS lettings have been look after 3 very different properties for us for nearly 5 years now. Two in central London and one in Hornchurch. They have done the inventories, all the lettings, the annual renewals, any maintenance issues and even dealt with a claim with one bad tenant. All at a very competitive rate. We cannot fault the team and would have no hesitation in recommending them to any landlord looking for a reliable agent that actual does what they are supposed to do when they are supposed to do it..

Took all my deposit, claiming the oven needs to be cleaned again, the flat was cleaned and everything was done the way it was received before. They denied communication email which was sent as a green light to fix a leakage within the property to avoid paying for it claiming it was fraud action and they never received such request, I still have got the receipt for it!! The landlord is not aware of the above as it wasn't communicated to him by the agency, typical thing and other tenants have had the same terrible experience. You should be ashamed of the fact that I had to fix this basin because you failed to provide that help or service.!! You didn't even show up for the viewings which I was doing on your behalf for the other tenants!! Poor people they don't know you yet! Tried to call the landlord directly many times via the phone and emails with not even a single response asking about my deposit.! The agency didn't respond my emails nor my calls claiming they were busy with other tenants! You should have a responsibility and admit your mistakes and stop faking stuff to other people.! Stay away from them, you have been warned.!

APS have successfully let out my property for over 5 years and have always provided a professional service and found new tenants in a short space of time when old tenants moved out. I would highly recommend APS to anyone looking to rent their property.
