When we moved in we noticed immediately there was leaking from all of the windows and there was evidence of a patch up on a corner of the ceiling (left mudded but not sanded or repainted). We listed these issues on our move in checklist and asked management to take a look at the problem. They did not respond. Over the next couple months, every time it rained the leaking got worse, the paint on the walls began peeling away, and black mold began growing under the windows. We filed a new service request each month but got no response until the third month, when a maintenance man finally came by, took some pictures, and told me it was beyond the scope of his abilities to repair and that someone would call us. After another week of no contact, we decided we couldn't live in this swamp anymore and found a new apartment. We gave notice that we would be terminating our lease and requested they waive the usual termination fees in light of the condition of the apartment. This is the first actual response we got from the management company. They were finally willing to come by and look at it. They said they needed to assess the condition to determine whether or not they could waive the termination fee. Over the next couple weeks, they missed two appointments to meet me and look at the apartment. They finally looked at the apartment without me present on the third appointment, and then claimed they didn't see any damage and requested pictures. I provided the pictures shown here. Ultimately they waived half the termination fee and blamed me for not submitting more service requests that they were ignoring. I asked how many more than the 3 would have been sufficient to get a response, but they were unwilling to clarify.
