We loved our time at Riverview! Our unit was clean and in great shape when we moved in. Any maintenance requests were always taken care of within 24 hours. Debbie is awesome, always friendly and helpful. Loved the super short walks to downtown, the river, the lovely yoga studio across the street, and the Kent Free Library next door. Super affordable especially with two people splitting the rent!

I had Debbie Davis as the person who gave me the tour and set up my leasing agreement. As a first time apartment hunter I had no idea what I was getting myself into. With covid affecting school I decided to take a gap year and wanted an affordable but safe apartment. That’s Riverview. Debbie helped answer questions all the time and got back to me within the HOUR!! That is so unlikely and she cares so much about you as a person and it shows in how she prioritizes you. The website went down for a short while when I was trying to sign my application. I knew this wasn’t her department but she did her best to direct me through it and took my name down just Incase the tech department couldn’t fix it. She has answered all of my questions with a smile and has never made me feel annoying when I know I probably asked questions that were over kill. Overall I would recommend Debbie Davis to anyone she is a delight to work with and will help anyone with the best attitude! Riverview you have done a great job hiring her, she’s a true gem!
I lived here since 2013 the rent is cheap and affordable. Cable and Internet are included in the rent .gas and electric is what you pay for .The neighborhood is quiet neighbors are friendly .some of the neighbors keep to themselves .It is very close by to downtown Kent .the floors and walls are kinda thin I can hear people walking around above me and talking .people on the 3rd floor don't have to worry about people walking around .the Train can be somewhat annoying it is very loud but usually I block it out other than these things it is a good place to live.
Lived in a 3rd floor unit here for 1.5 years and overall had a pretty positive experience. Some honest takes: the apartments are old, somewhat dingy, and lack AC- but that’s frankly what you pay for. The units are well-insulated, saving utility costs in winter time. Internet is included, but it can get a bit spotty a couple times during the day). Water is also included. Not every unit is the same- yours might, for example, lack a ceiling fan like the one you saw in your tour. The proximity to campus, downtown, and the library is hard to beat. Loved the wooden skywalk and the sizeable yard. Despite what they say, no one ever got towed for not having a pass in that lot. The train noises do take some time to get used to, and something needs to be said for the coal dust. Those trains carry open containers of coal. You may notice trails of black dust in your apartment if you don’t take shoes off at the door, and if you clean the windows, the water will quickly turn black. I imagine it’s not too different for other residences in the area. Still, keep this in mind if you’ve got kids, pets, or chronic lung issues. Invest in air filters (and a window AC unit). I didn’t deal too much with management, but they seemed nice enough, kept to the 24-hour notice of entry, and were quick enough to respond to my one maintenance request.
Great place to live. I live there for six years, and never had a problem with anything. And if there was an issue it was resolved in a timely manner
This is a very affordable place to live and it's walking distance from the park and downtown Kent
I lived there for 2 years until the end of 2015. Went thru 3 ownership changes. Unless you live on the third floor, noise levels for me were terrible. Probably because there is no insulation between floors, or on outside walls, so you hear everything. Trains run constantly at night, and you can't open your windows at night because the train horns echo in the parking lot against the hillside and the building. New management had a problem with complying with the 24 hour required notice to enter apts. to which I threatened legal action if they entered my apt. without prior notice in anything but an emergency. Would you want your landlord to walk in whenever they want with a master key and no notice. Using a convicted criminal who was a non employee to do a maintenance call on a single females apt. with no supervision. Welcome to Riverview. Filling the dumpsters with remodeling waste, leaving no room for tenants garbage, forcing them to leave it on the ground. Check the Kent Health Dept. website under Riverview Apts. Their response to my complaints about not giving 24 hours notice before entering apts. Non renewal of my lease. Best thing that ever happened. I moved out in 5 days. This was the worst place in Kent I ever lived in.
