Randy did our home inspection in July and brought up a few items that needed addressing, which the previous owners were more than happy to fix before closing. We moved from out of state, so could not be there to walk through and notice things on our own. When we moved in, we were shocked to find many other things wrong with the house that the inspection should have caught. We have had three other inspections done in the past, and every single one of them would have caught these problems. They include: a window in the kitchen that is literally only held up by a stick, the kitchen faucet gets stuck on spray and cannot be turned back to stream, the shower head in the main bath runs excessively when you are running a bath, the floor is uneven in parts in the kitchen and entryway, the thermostat does not properly control the temperature of the house, the garage door isn’t properly sealed and there are gaps allowing insects and rodents in, and the clothes washer, which was included in the contract, does not start unless you are holding the door closed. His prices may be lower than others, but I would go with another, more thorough inspector. He didn’t seem to actually test a lot of the house’s appliances or look closely at much of anything. EDIT in reply: My intention was not malicious - I just believe in informed decision-making as a consumer. I did reach out to my realtor about my concerns, and she reached out to Randy on our behalf. He didn’t take much responsibility, so I decided to review. In my past experiences with inspections, inspectors told us about every crack in the walls, leaky faucet, and flaw in appliances. We have never bought a new home and don’t expect things to be perfect. These things in this home would not have been deal breakers in the sale—and we love our home—I would just have liked a fuller picture of the home after the inspection, since that is the service we paid for.

He has also always helped me and my clients with any questions we have had. I definitely recommend King's Home Inspections.
Do NOT hire King's Inspections for your home inspections. He made a gross error on my report and when confronted on it his explanation was that it is just one box missed on a long 17 page report. He's gone on to post blatant lies about me when I opened up a case with Better Business Bureau. It's extremely unprofessional to handle things this way by turning to dishonesty. He failed to catch that my house is wired with aluminum instead of copper. This is now costing me over 3,500 to fix which could have been done by the seller before I purchased the house had I been made aware. He calls attention to his 30 day warranty for catching any errors and declines responsibility to be the expert on what he reports by saying \mistakes sometimes happen\. Find someone who has better attention to detail and can actually be trusted to give you accurate information about such a large purchase!
Randy was very thorough and he identified an issue with the siding that saved us thousands. He walked through the home with us and took extra time to explain the things he found. I would definitely recommend Randy if you are looking to buy a home.
