I used Mr. Manderfield's company for a recent appraisal on a property in Springfield, VA. He was very cordial, over the phone and in person. However, his appraisal methodology was very flawed, in my opinion. He had difficulty finding recent comparable sales, which I understand. Instead of simply applying adjustments to similar sales and weighting a few in a reasonable manner, though, he chose a single property in a different zip code, applied a few inaccurate adjustments, and gave 95% weighting to that single comparable sale. That final, flawed estimate didn't even fall into the bracketed range of reasonable values he himself identified! When provided with very reasonable arguments against this methodology, including references to the standard FHA guidelines, it was quickly obvious that Mr. Manderfield did not want to admit his mistake. While he was very professional and responsive, I recommend you find an appraiser who more consistently follows standard best practices and guidelines.
