This architect offers rubber stamping to unprofessional engineering firms that don't have accreditation of their own. She rubber stamped a set of drawings done by LHW Engineering LTD - owner is L. H. Wang (Bill). This set of drawings contained numerous mistakes in both the architectural drawings as well as the mech drawings. It appears to me that the arrangement this architect has with her rubber stamp customers is that they submit a set of drawings that barely passes any degree of scrutiny, without taking responsibility for the errors and mistakes found in the drawings. She takes no responsibility in ensuring that the firms who charter her rubber stamping services actually employ professional sub contractors. The set of drawings I got for over 8000 sqft of renovated space contained numerous errors. Errors in room dimensions, building dimensions, specs to meet fire separations, and details for almost every aspect, such as occupancy load, build specs, window specs, travel distance, alarms. Only through numerous interactions with the city permitting department, and more than 6 months of delays from the original timeline were these mistakes overcome. Since then, during construction, my contractors have found more errors with the water service, plumbing design, alarm design, framing specs, fixture specs, and pretty much any other spec that's required by a contractor. These cheap rubber stamping services only work if you have a small scale project that barely necessitates any municipal permits. If you see this person's stamp on your drawings from a firm such as LHW Engineering ltd, and you run into numerous problems during build out and after, you will know why.
