Compared to most we’ve been relatively lucky. I mean our roof doesn’t leak when it rains & we’ve avoided shoddy repairs from sub contractors who appear to be from 1975 with regards to work ethics. Eventually we paid to have our snagging list corrected by independent professional tradesmen, simply to bring our new, costly home up to standard. The horror stories from other residents continue ..... sadly I think Bellyway are the best of a bad bunch in today’s new build boom .

Amazing offices, reception very polite and friendly
Bellway are a bunch of nationally operating cowboys. They draw you in with false promises and lies delivered by the friendly sales staff in order to get you to sign your life away (Or at least 25 years of it). Then they sell you a structure that is falling apart with a 3 year Bellway warranty that counts for nothing. On the odd occasion that Bellway do come out to resolve an issue it tends to be a stop gap measure to hide an issue rather than fix it. The issue then comes back a couple of weeks / months down the line. Most of the time you get a generic email / letter through explaining that based on their internal investigations and a scheduled site visit, they deem the issue to be nothing to do with them and that they won’t look at resolving it until another 12 months or so has past. The reason for this obviously being it’s closer to the end of their 3 year deadline. It can’t be said they are not efficient though. On one occasion we received the results of the site inspection 8 days before the actual inspection was due to take place. As of yet the inspection still hasn’t happened. When it comes to matters such as the lease hold on your land, they take weeks to reply to your query around purchasing it from them and then sell it out from under your feet to a company who can charge you a yearly increasing amount. Once all the houses have been built they then pack up and ship off without finishing the roads or communal areas of the development. It’s not all negative though, some of the third party trades men they use are genuinely very good. Unfortunately you have to go through Bellway to get them out. My suggestion is to buy a house from one of the other, more respectable developers. Also ignore the 5 star review below, I imagine they work for Bellway.
Bellway is on watchdog on their home safety, no safety fireproof blocks installed in there cavity walls that's awful putting families at risk
