Escrow check was issued out wrong twice, escrow officers do not perform their job, for example, getting the pay off from a 2nd lien. HELLO that's what your getting paid for... reflects on the settlement statement 799 escrow service fee. Why charge those fees if your escrow department fails to perform? Use at you own risk.

I opened escrow with Driggs and canceled because we found a sex offender close by. They said it would take 10 days to return my check. Then it “got lost” in the mail. It’s been about 27 days total now, and I still don’t have my money back! I will refuse to use this title co in the future
