I've been tracking the water usage at my apartment. (Monterra Apartment's) The gallons I used are posted next morning but they are changed the day after they are posted. This month I'm getting charged for 10,348 gallons, for two people in a 1 bedroom apartment. My parents and siblings (a total of 5 people) got the same usage as we did and they use more water than we do. So either the meters are not accurate or some is changing numbers in the system.

Please take note of the information I am gathering. If you would like to include your bill details please do so and include the name of your residence (Property). MARK TAYLOR Property management of Arizona uses this company to assess charges to its residents. (And charges us a fee to charge us). 1. I called the water company to see how they go about charging apartment complexes for water usage. It’s not a tiered system like a residence it’s a flat rate per 1000 gallons. This rate is 2.59 per 1000 gallons. So I called utility smart to have my bill explained. More specifically why I’m being charged 8.18387 per 1000 gallons. (Which has increased monthly). The girl I spoke with said she would have her supervisor call me. 2. They also bill for trash, sewer and gas. Like one of the previous comments stated the only gas is for the barbecues located in parts of the complex. which if I’m not mistaken is propane. I wouldn’t know because I don’t use them but I’m being charged monthly. I will also get clarity on how they asses this as well. 3. I asked about the trash charge. You have probably heard the same phrase “it’s billed according to occupancy”. Ok. So there are “x” number of dumpsters in the property. The city charges “x” amount per container and frequency of pickups. So my question is why did my trash bill increase by 2 when we are 96% occupied. Personally I have lived at San Capella for 3 months and my charges have increased every month. I know renters are being advantage of and no one is holding the property management company or utility smart accountable. We are given a bill and have a right to see the actual numbers. I’m taking the initiative to create a coalition to stop this mistreatment and to fight for what’s right. Join me?

My 2 bedroom apartment utility bill for water, sewer and trash is higher than when I owned a 3 bedroom home that had a pool and a yard to water. I do not understand how my bill is so high. The breakdowns do not make sense and I fail to believe that my apartment complex is paying nearly 80 or more per unit for its total water, sewer and trash rate. Also the first year I lived in my apartment there was no charge for gas, a year later I am being billed a flat rate gas fee. None of the units have gas, as far as I know none of the houses in my area have gas at all, I lived in my house in the same area for years with no gas. My apartment rent is fair, but the utility bill from Utility Smart which is tacked onto my monthly rent bill is making it way to high. Also over the past two years their flat rate admin fee and trash fee have slowly increased. When you look at their website portal under FAQ the explanation for the admin fee is processing and mailing out the bill. The bill is sent electronically and I doubt they process much, its all automated.
