A ton of management companies get horrible reviews because people just don't read their contracts and they don't walk through the unit first. They then leave bad reviews which should reflect badly on them rather than the management company. In addition, it looks like many of these people didn't even rent from Legend in the first place! Legend Real Estate has been cooperative, kind, and fair in my experience. They have many different rentals that seem fairly market-priced and I have loved living in their College Park apartments. Maintenance has been performed in a timely manner, cleaning checks are reasonable (they even tell you what cleaners to use so you don't slave away for hours), and my concerns have always been addressed. In addition, my contract detailed every expense so I wasn't surprised with any hidden fees. I even initialed right next to those expenses, so it's hard to believe that people are saying Legend tries to charge you extra when they literally signed next to the expense details. If there are mistakes, Legend has admitted to those mistakes and tried to rectify the situation. in the past 3 years of renting from them, I have never felt as if Legend were trying to take advantage. They are one of the most accountable real estate companies that I know in the BYU area. I would definitely rent from them again and again.

Just adding my bad experience to the other dozens of bad reviews. One of the worst apartments I have ever lived in along with management being so difficult to work with. We moved into a messy and dirty apartment even though they claim to do a cleaning check when they moved people out. Toilet broke multiple times, couches were broken when we moved in and it took them months to fix it. Why does the person doing the final check out not see the couches in that condition and report it? Apparently multiple apartments were having the same issue. AC and heater issues while living there. Listed below are screenshots of all the maintenance requests from the three months that I lived there. All 4 of us moved into the apartment together and three of us ended up moving out in one semester. This doesn't include the maintenance from my roommates. Had to wait to get my deposit back to write this review. So much more to say but hopefully you get the gist and avoid this place and company.

If I could leave negative stars, I would. This company is dishonest and they do not take accountability for their role in property management process. My brother is trying to sell his contract (he had a buyer that Legend approved and encouraged him to move out for). He moved out, and after moving out, they decided to deny the buyer and keep my brother "liable" for the contract. They are bullying him with big language into thinking that it is his fault. They cite the contract where it says that he is on the hook til a new buyer takes over the lease agreement. That's all fine and dandy except for the fact that they had a buyer (provided by my brother), approved the buyer, conducted the "move out" process for my brother, and THEN denied the buyer. Based on what I have experienced from my own involvement in this situation, Legend Real estate is unwilling to accept any responsibility as it pertains to their role in this situation. And in the process, they are abusive in their usage of the contract. I wouldn't be surprised if this thing ended up going to small claims court. It certainly wouldn't be worth the money to go there (neither for Legend Real Estate or for us). But at least in small claims court, they'll be held accountable - and that's something that this property management company desperately needs.

This management is difficult to work with. They have promised a new couch for 5 months. They have blamed it on the furniture company which seems crazy... it seems like you'd be willing to find a different option to satisfy your renters but they don't seem to care. Will not resign a contract again with them.

Slum Lords. It’s been a whopping month since they began managing the property I live at and I am already thoroughly unimpressed. They nickel and dime you on your deposit, they tack on pointless fees on online rent, they are incredibly impersonal, and they have impossible cleaning checks. My roomate literally spent 1 1/2 hours cleaning his bathroom and they said it wasn’t clean enough. Bonus: I requested a simple maintenance request, a knob on our dryer broke. Instead of replacing the knob they simply moved another knob to replace the broken one... awesome.

Full Disclosure: I worked at Legend Real Estate for one year. I have lived with them for three. I love living at College Park. Having worked at LRE and On-Campus Housing, I can assure you that you will have a difficult time finding a comparable married apartment for less money. The carpets in my apartment (and I think most of these units, depending on when that unit was rotated out), are very nice. There is enough space for our needs. The ward is great. 10/10 would live here again, as evidenced by my continued residency. Being both a resident and a former employee, I feel like I am in a unique position to see both sides of the landlord/tenet conflict. In my opinion, LRE does the best they can to balance a wide range of needs for a large number of people, including you, your roommates, the people who will be living in the unit after you are long gone, the owner of the unit, LRE's workers, and the company itself. Sometimes, LRE makes mistakes, which they almost always try to remedy. Sometimes, tenets make mistakes, or have unrealistic expectations, for which they almost never apologize. Of the two, I have more sympathy for LRE. If you don't want to pay for the apartment, don't sign the contract.

This company was horrible . I was renting from my landlord directly but the last 8 month of my lease he decided to use these guys. He didn't even like them. They charged me extra fees and did things that where never in my contact. They love to nickel and dime there tenants. I put in work orders and things never got fixed. My matè complained and now he's blacklisted. I was constantly get extra hidden fees that weren't in my contact. When my lease was up I contacted my landlord directly and completed check out as he asked. Legends charged me 70 because I didn't do it through them.

Management and the owner over our apartment were really difficult to work with. We worked with them for about 6 months and had to get BYU involved to get things taken care of. Place was dirty when we moved in and almost everything was not working or broken. I would move elsewhere.
