Nice office, very time punctual, sub registrar officer of haveli 21 is very strict and follow the time strictly and they will take your documents from advocate before the actual time only. If you come more than 1min late then they will not consider your appointment time (you need to take new appointment) It's good thing that I have observed. For documentation hardly you need spend 30 to 45min only. Within 1 hr you will complete your work. No need to wait as like other sub registrar offices. Seating arrangements is good. Only need a toilet or wash room for people.

Worst experience.I had appointment of 2pm. and I completed my registration at 6.45pm.I had come all the way from Panvel.There are no working fans,no sufficient a.no Toilet and water facility.Typical government administration.

Horrible office, the registrar behaves as if he is God! As a officer of public office, he is very Arrogant and disrespectful. Under the name of social distancing, they have shorted the area inside office. Which makes it super crampped up. If one covid positive visits here, it will be a Bomb!

Neat and clean place, relatively small office, located on first and second floor of the building. Office on first floor is open from 7.00 am to 2.00 pm while the office on the second floor is open from 2.00 pm to 9.00 pm. So effectively one can get work done from 7.00 am till 9.00 pm here. The staff here is generally cooperative and if one has an early morning appointment, then registration work can be completed in a short time.
