Bray Property Management has been the property managers for my mother’s rental properties in Rifle Colorado for over thirty years. When I took over for mother as she got older, and later after she passed away, Bray managers helped me to navigate the many challenges of taking over the administration of her properties. Danielle Smith has been the property manager for my Rifle properties past seven years. During this time she found responsible tenants who were prompt with rent payments and took good care of the properties. Danielle maintained the properties, interfaced with the HOA, and prepared tax documents for income tax purposes. When there was a kitchen fire in one of the townhomes, she gave immediate help the tenants, arranged for repairs and supervised them, and contacted the insurance companies for both the tenants and for me. When the tenants’ insurance did not entirely cover the cost of the repairs, she arranged an affordable repayment program for the tenants. When it became clear that I could no longer be responsible for the townhomes from across the country, Danielle worked tirelessly to help by communicating with tenants ahead of time, so they could make plans for finding a new housing. She coordinated the cleaning of the units and made keys available to my real estate agent, many repair companies. She made the transition through all six sales possible. On a personal level, I am so grateful to Danielle, and I have so much respect for her professionalism. I give her my highest recommendation.
If you take the time to read through the many negative reviews you will soon know what many already know... Bray on more than one occasion has used and continues to use practices that are not in compliance with law. Just a bunch of slum lords ripping people off.
