Andy is too reliant on whatever method he uses and is unfortunately blind to the actual market. He was arrogant in his assessment and how accurate it was but his appraisal of my house came in 10k lower than a smaller and lesser renovated house across the street two months later. His inaccurate appraisal made me have to take 8k more to the table to close than it should have. He also gave us no credit for a new roof because \it was hard to see\. Super disappointed in his assessment. He is young, maybe his lack of education or experience led to his poor appraisal. I hope to never have him appraise one of my properties again.
