Onyx successfully managed my house as a rental property from September of 2011 through December of 2020. In that time, even though I lived overseas, they worked with me to do significant improvements to the house by identifying and coordinating with contractors. In 2021, when I decided to sell my house, Onyx provided realty services and listed, marketed and sold my house quickly and efficiently. Having had a positive business relationship with Onyx for 11 years using both the property management services and the real estate services, I recommend them.

This review is to detail my experience with Onyx Management in 1302 South 2nd Street. The purpose of this review is to warn people who are thinking about renting or dealing with them: Mold- The mold in the house has gotten so bad that even though multiple emails and pictures have been sent out (see below), they haven't fixed it. Fungus in the shower is also a problem. Moving In- When I first moved into the house it smelled very bad. The prior renters were not clean and we had to pay to have the house professionally cleaned. No Running Water- If one water source was used, if someone flushed the toiler, ran a sink or took a shower, or did the laundry, nobody else was able to use water. Our living situation 3 tenants and 3 significant others that would frequently stay over, created a situation where thousands of text messages were exchanged as every morning was a delicate dance of who could shower when. Waiting for another roommate to shower caused me to be late and miss business meetings on multiple occasions. This is still ongoing, so if you are thinking about renting this property, I hope this gives you pause. Emergency Number not working- I was locked out of the house, because the lock Onyx Management installed ran out of power. I called them and they said they would call me back within 5 minutes and not to worry. I am still waiting for the phone call 2 months later. I ended up climbing up to the 2nd floor, and breaking in, and fixing the lock myself. Terrible customer service- Onyx neglected to give us any information pertaining to the gas bill, when it wasn't paid they called us, and sent numerous threatening letters. I called them and asked for any compensation or response, and they said someone would call me back in 30 minutes. That was a month ago. Do not give them your money.
