I worked in green park for years, and I really like the area. But I would *never* buy a house on a floodplain, not only will it make selling the house a challenge, for the price, the houses are tiny, 3 bedroom terrace house for over half a million pound with full open plan (kitchen/dining/living room), so you try to cook anything and your whole house will be smelling of garlic and butter. Open plan gives the illusion of a bigger house than it really is. But try to imagine walls between the areas and you'll realise how tiny. Compare the square meter to other houses in other areas. The last thing you need is an investment that costs you money every time the area floods, and it does flood frequently. Sometimes we change our lunch walk routes because an area is flooded. You might think, being a business park, you can easily buy-to-rent it for those who work around the park, but you'll be waiting years before the house returns on investment. The train station they are building there won't even take you to London, but rather to reading station. I decided to pass.

Just moved in, fined 100 for parking outside my home in a designated space. Anything to make more money it seems. Again another fine for parking in my space outside my home. Berkeley Homes are just in it for the money. What builder fines residents for parking outside their own house?

Parking is a real problem on this estate. Each house is being given only two visitor's permits and you maybe penalised for parking on your own drive but not displaying the parking permit. The parking on the estate is being monitored by the PCM Ltd. Should you wish to visit anybody on this estate, be sure to ask for a permit or you will be fined even if you park in the so-called visitor's parking space!

Nice place though. But what I have noticed all the new builds houses have yearly service charges like flats!
