OK, I don't live here but I'm delivery driver for a few delivery apps and i wanna say from all apartments I have delivered to in the area, this has been my favorite to deliver to bc it looks nice and they actually use signs to and make it delivery friendly unlike other complexes in the area. if you just so happen to get you food delivered a lot, I recommend living here. will absolutely love it you decide to. and huge thanks to the planner and the staff who keep such an awesome complex with well maintained signage.

I love living here because the management is absolutely fantastic. Bailey and Denise have been on top of every need I have and have really gone above and beyond during the COVID period. Bailey handstitched over 100 masks for the residents at the beginning of COVID to make sure we all had masks. Additionally, they delivered packages right to my door when I was sick with the virus and also made sure I had everything I needed. If I ever have any maintenance issue, they will come and check it out immediately. Sometimes a part needs to be purchased, but management does their best to help make sure that I have everything they need. I want to echo another review on here about some of the residents. I, as a medical school, was expecting a quieter environment. For the most part, it is, as long as I keep my windows closed at night. During the daytime, I do expect people to be outside with their dogs, so I don't expect it to be quiet, but sometimes late in the evenings, I will hear the residents outside being pretty loud when it's in the middle of the night. Additionally, I have witnessed several residents being incredibly disrespectful to the staff and getting upset at them for things that are completely out of their control (example--it is not under the control of the staff members when the power goes out because a car hit a pole and caught fire a few blocks away, knocking out power to several blocks). As someone else mentioned, it is clear that several residents are living on their own for the first time. I have never had a negative encounter with any staff member and they have all been above and beyond. Another con--there's not recycling!!!! Other than that, I love living here and am sad that the day that I have to live elsewhere that Bailey and Denise are not at is coming.

Denisse, Bailey, Haley, Josh, Raoul, Karen, and Ben are all very positive people. They always have a smile for you and take care of your needs. The problem is that some residents think that the staff are their servants and keep complaining about everything. Many do not pick up the feces of their dogs or do not have them on a leash. Some others park in prohibited spots, smoke marijuana, throw their trash everywhere, smash the weights at the gym, don’t even swipe their front doors! And many are students from Burrell College, or NMSU }, the future professionals of this country. The place is amazing, the amenities are great, the staff is awesome. But some residents are ugly persons, that’s the truth.

Average place, a lot of dust in the vents, i wish their gym hours were longer. Get very little natural daylight. I wish i got to choose my place.

Don't walk, RUN away from this place. Don't even consider it. This is my warning to any future person considering even applyin to this place. Anyone that doesn't listen and does get an apartment with shoehorse investment partners, you get what comes next and i'm sorry.

If you're a student looking for an amazing place to live, this is the place for you. I love how convenient the location is to BCOM / NMSU, I could get to class in under 5 minutes. The apartment itself is very spacious and loaded with modern appliances. There is a very friendly vibe among the community, and the staff go above and beyond with setting up events for the residents.

To begin this review, I do want to recognize the friendliness of the staff. The apartment is spacious, but my 2 stars is reflective of the following (also read their yelp reviews for more honest reviews): 1. Location - Although this apartment is located minutes away from NMSU and BCOM it is right off of the highway near several hotels. With that being said, I have seen some questionable people who do not reside in the Flats walking around the complex and outside my apartment building. It makes me question the security. 2. Price - After moving in and learning more about Las Cruces, I found more affordable areas to live in. I paid 650 for the master bedroom in a 2-room apartment, but you can find nicer locations and pay about 780 for a single room apartment. 3. They don't pro-rate. I moved into my apartment on the 15th of the month and I was force to pay the full 650. 4. If you are a medical student who is still waiting for responses from other schools don't rush into signing a lease with the Flats. Because if you get in else where, and although you didn't move into their apartments, the Flats will make it hard for you to break your lease. They will most likely say you can't get out of the lease unless you find someone else to take it over.
