I have moved into Waltham overlook as Dolben was taking over the apartments and I must say that they were very good in managing them very well. They are always responsive and professional about everything. I must give special kudos to the maintenance team especially Chris and Bruce. They were very helpful in replacing my oven with a brand new one as it had some issue and they replaced it within a week quickly. I would recommend Waltham overlook to anyone as even the prices are very reasonable.

Have lived at Overlook for almost 3 years, under 2 distinct ownerships. The new ownership is enthusiastic about upgrades and improvements: the landscaping, parking, the pool, the exercise room, the electrical system in the buildings... all in the last 6 months. It is a nice community, quiet, no keg parties, mostly working couples and families. Fair rent

Since the new owners took over, the place has greatly improved. The grounds look great and the maintenance crew are friendly, helpful, and responsive. They are clearly investing in the property as they spent 40,000 to upgrade the swimming pool. Having lived here many years, I can say that Dolben is one of the best management companies that’s overseen Overlook.

I recently (3/30/2020) moved out of Waltham Overlook Apartments, here is my review. I HIGHLY recommend these apartments. 1. W.A. was recently bought by a new company. I had many problems with the OLD company not responding to my calls and emails, however the new company was SO MUCH better. They responded within 24 hours to every single one of my emails in calls, they were friendly and helpful. They were 110% better than the previous owners! (I'm sharing the comparison becuase some of the older reviews may be talking about the old owners) 2. The maintance guy was always very helpful and quick to respond, he gave his work cell out so he was very easy to reach. 3. I had very respectful neighbors, I could hear them because the walls are a little thin but it was never an issue because they were always respectful in the evening/night. 4. The pool is very nice and well maintained. 5. The community gym is a little small, only a few machines. I never had a problem getting a machine though. 6. Under this new ownership I would recommend W.A. with a 9/10 rating. I deducted 1 point because they could work on the gym and the lack of sound proofing in the walls between apartments.
