BE AWARE!! Take pictures of your apartment before you move in. Upon move in we did not receive new carpet and this was made very clear with the leasing agent and myself. We did our inspection of the apartment and notated everything that was damaged and you guessed I definitely put the carpet on the list! When it was time to move out, I received a letter in the mail stating we were in collections for damages... Now this letter was not even sent to the forwarding address that I placed on file. I called the office immediately. The Manger at the time was Maria, I proceeded to ask what the damages were for and guess what it was the carpet. She said we received brand new carpet at move in!!!! She said they have an invoice of the new carpet that was placed in my apartment the day before I moved in. So I asked for the invoice. The invoice was from Shaman Williams and of course I reached out to them asking for the invoice from the day I moved in and the day I moved out. THE INVOICE WAS FAKE they edited the invoice making it look like they put carpet in before I moved in. Let’s just say they are very lucky I did not sue. BEFORE I GET A RESPONCE TO THIS REVIEW I have the invoices that I will post if need be.

Free advice: If you're ever in a jam, with nowhere to go... look for another way. These people will not help you. The way they handle business is offensive. They will waste your time for a quick buck.

I don't write reviews but really need to post this. Me and my family have lived here for almost 6 years and recently moved last month. We brought a house that's the only reason we left. Here are the main reasons we loved and enjoyed every bit of Woodburn: 1. The most affordable apartment complex in the 20109 area. 2. Very clean neighborhood, always quiet, well respected neighbors. 3. When you come home and your package is still at your door 5 days later you know you done well! 4.We was there when Bella, Diana and Patti all worked there and now its just Diana leading a team. Let me say she's doing an amazing job at it. 5. When reporting a problem maintenance was always on top of it. Sometimes they may be back up but with a lot of apartments and 4 man team come on ppl have some patience! 6. It's right off 66 and shopping areas. 7. Regular maintenance inspections were always getting done, which is good because your detectors and vents were always clean and updated. 8. I moved in 2014 saw 1 cockroach, I called to report it didn't see one until 2018 reported, gone! We moved in 2020 haven't seen one since. From the moment I had my tour with Diana back in 2014 I knew I wanted to call this place home. They saw me pregnant and watched my son grow and he's 5 now. I learned reviews are very helpful but don't base your decisions on them. You can't please everyone and some people will never be satisfied. My experience here will be different from yours but know these are hard working people who love their community and do their best to satisfy everyone. That's good enough for me. Diana, both Maria's, Catherine and the maintenance team thank you all so much for everything you've done for my family!
